Thoughtful, contemporary hotel design directly affects a project’s positioning and popularity, shaping the impressions of investors, guests and, ultimately, profitability. Our task is not merely to create an aesthetic interior but to build an emotional connection between people and space — conveying its meaning and values, ensuring comfort and creating a memorable stay. To achieve this, we study the target audience, model user journeys, and select stylistic elements, artworks and, in some cases, even scents and music.

This process involves two stages: defining the technical specifications and developing the layout

Technical specification

We analyze the project concept and organizational objectives. We establish spatial boundaries, identify structural and technical constraints, determine occupancy and functional requirements, and map out the departments the space must accommodate. We also develop visual references and document all design criteria.

Layout design

The spatial layout is developed according to the organizational structure and user interaction scenarios. This stage covers zoning and the arrangement of furniture and equipment, resulting in detailed Revit drawings and axonometric diagrams.

Concept

We develop the core concept of the space by creating a mood board, defining stylistic and color solutions, preparing ceiling, flooring, and lighting plans, and producing a material sample board accompanied by photorealistic 3D visualizations in 3ds Max.

Working documentation

Detailed preparation of drawings for precise project execution. The final output is a complete working documentation package with visualizations, delivered digitally and in print, including:

A list of Architectural Interiors (AI) section drawings and a measured plan with engineering reference points.

Layout solutions, including demolition plans, new partition layouts and specifications, MEP equipment layouts, door layouts, furniture plans, plumbing layouts, and related elements.

Finishing solutions;

Electrical and lighting solutions;

Technical specifications for furniture and custom-made elements;

Schedules and specifications.

Furnishing and design supervision (optional)

Managing the procurement of finishes, furniture, and equipment. We coordinate contractors and suppliers, oversee tenders, and suggest alternatives to specified items when needed.

We work closely with contractors handling construction, engineering, furniture, and materials to ensure the design is executed as intended. We answer questions, visit the site, and check that everything matches the concept, keeping a clear record of any changes along the way.

Cost assessment

The cost is calculated individually for each project and depends on several factors:

Project timeline – the more urgent, the higher the cost

Size of the space – larger areas reduce the cost per square metre

Availability of existing drawings and measurements – if none exist, we carry out laser measurements.

Is partial hotel or room design development possible?

Yes, it is — but it depends on when you’d like our studio to join the process. For example, we can create a design concept for an aparthotel or hotel based on an existing layout, but before starting we’ll conduct an architectural analysis to ensure compliance with regulations and the brief.

We can also prepare layout and design concepts without working documentation, but we do not produce documentation for third-party concepts.

Can implementation begin before the final project approval?

We recommend starting construction only after approval of the working documentation (i.e. once the layout and concept are confirmed). In exceptional cases, certain installation works may proceed in parallel — it’s best to discuss this during the initial meeting and proposal stage.

How long does implementation take after the hotel project documentation is approved?

The implementation period for aparthotel and hotel projects varies greatly depending on project scale, complexity, building readiness and other factors. Timelines are determined individually.

Note: implementation is handled by the client’s contractor, but we are always ready to participate through our procurement and design supervision services — see project stages for details.

What if the hotel or aparthotel design budget is limited?

Please mention budget limits at the first meeting with our team. This allows us to tailor the concept and specify finishes and furniture within your defined price range.

How can I be sure I’ll like the final hotel design?

At the first stage, we record all preferences and project details in the technical brief, including the concept description, visual references, expectations for the future space and all technical details. This document is attached to the contract, and our designers refer to it throughout the project.

Additionally, all hotel design work is carried out sequentially and approved with the client, allowing timely adjustments. Photorealistic interior visualisations and detailed working documentation provide both an immersive understanding of the project and a comprehensive guide for builders.

To ensure the approved concept is fully realised, we offer procurement and design supervision services, through which we oversee implementation quality.

What materials and information do I need to start the hotel or aparthotel design project?

To create a commercial proposal, we need details on the space, drawings or measurements, timelines, location, number and type of zones, and your hotel concept — whether existing or to be developed.

The following materials will be useful when forming the technical brief:

  • Floor plans and drawings
  • Project concept and brandbook
  • List of zones included in the project (standard rooms, public areas, etc.)
  • Your equipment preferences and visual references
