Researching needs and objectives


The foundation of every project. We’ll meet with you to discuss your design brief, define objectives, and prepare a proposal.

Architectural analysis


This process involves two stages: defining the technical specifications and developing the layout
Technical specification
We analyze the project concept and organizational objectives. We establish spatial boundaries, identify structural and technical constraints, determine occupancy and functional requirements, and map out the departments the space must accommodate. We also develop visual references and document all design criteria.

Layout design
The spatial layout is developed according to the organizational structure and user interaction scenarios. This stage covers zoning and the arrangement of furniture and equipment, resulting in detailed Revit drawings and axonometric diagrams.

Concept


We develop the core concept of the space by creating a mood board, defining stylistic and color solutions, preparing ceiling, flooring, and lighting plans, and producing a material sample board accompanied by photorealistic 3D visualizations in 3ds Max.

Working documentation


Detailed preparation of drawings for precise project execution. The final output is a complete working documentation package with visualizations, delivered digitally and in print, including:
A list of Architectural Interiors (AI) section drawings and a measured plan with engineering reference points.
Layout solutions, including demolition plans, new partition layouts and specifications, MEP equipment layouts, door layouts, furniture plans, plumbing layouts, and related elements.
Finishing solutions;
Electrical and lighting solutions;
Technical specifications for furniture and custom-made elements;
Schedules and specifications.

Furnishing and design supervision (optional)


Managing the procurement of finishes, furniture, and equipment. We coordinate contractors and suppliers, oversee tenders, and suggest alternatives to specified items when needed.
We work closely with contractors handling construction, engineering, furniture, and materials to ensure the design is executed as intended. We answer questions, visit the site, and check that everything matches the concept, keeping a clear record of any changes along the way.

*Timelines vary depending on the size of the space and project specifics. Exact dates will be determined after the first meeting with our studio managers.
Cost assessment
The cost is calculated individually for each project and depends on several factors:

Availability of existing drawings and measurements – if none exist, we carry out laser measurements.

Is partial office design possible?
Yes — it depends on which stages you want to skip. For example, you can provide a layout for concept development, but we always start with an architectural analysis to ensure it meets regulations and the technical brief.
If you wish to order only the office design concept and skip working documentation, that’s also possible — but keep in mind that visualizations alone are not sufficient for implementation. When working documentation is prepared by a third party, there is a higher risk of deviations from the original concept in both drawings and on-site execution. For this reason, we do not produce documentation for concepts developed by others.

Can implementation begin before the final project approval?
At Designic, we follow a structured approach: construction begins only after the architectural analysis, approval of the interior design concept, and confirmation of the drawing package. In exceptional cases, some installation work may overlap with the documentation stage.

How long does implementation take after the working documentation is approved?
The average implementation period is 3–4 months after the working documentation is approved, though it depends on procurement and construction pace. Longer timelines usually occur in projects requiring major changes to engineering systems.
Note: Implementation itself lies outside the design studio’s responsibility and is handled by the construction contractor chosen by the client. Our team may participate through procurement and design supervision services.

What if there are strict budget limits?
It’s important to mention budget constraints early when discussing the project with our sales manager. This helps us estimate the approximate cost per square metre, set boundaries for the future concept, and avoid situations where specification items later have to be replaced with cheaper options, altering the project beyond recognition.

How can I be sure I’ll like the design?
To ensure reality matches expectations, we start by filling out a detailed technical brief that records not only spatial and technical parameters but also visual references, corporate values, and qualitative notes on the desired office or coworking design. Our designers refer to this document throughout the process.
In addition, our projects follow a stage-by-stage approval process — we don’t move to the next phase until the previous one is approved, and adjustments are always welcome. Visualizations give you a clear view of the finished space, and to ensure the final result matches the concept, we provide detailed working documentation along with procurement and design supervision services.

What information should I prepare before we start?
At the initial stage, we’ll need basic details about your project: type of space, size, available drawings or measurements, expected outcome, timeline, and location. Our sales team will guide you through this.
When we begin the office or business space design, we’ll ask you to provide: floor plans and drawings, your brand book and other materials that reflect your brand and corporate culture, organizational structure, zoning and equipment preferences, and visual references.
The exact list of required materials may vary depending on the specifics of your project.
